The broker difference

Why a broker, not a bank

A bank can only offer you the bank's own loans. If your situation is a little different, say you're self-employed, buying a condo, going jumbo or buying a rental, one lender either fits you or it doesn't.

Through C2 Financial Corporation, I can take your scenario to multiple wholesale lenders. If one prices high or says no, I move your file to the next one, and you don't start over. I also put the fees side by side, not just the rate, so you're comparing the whole loan.

For real estate agents

A loan officer your buyers can reach

When your buyer works with me, you get one person who answers the phone and knows the file.

Before the offerReal pre-approvalsCredit, income and assets reviewed up front, so the letter means something to the listing agent.
During the dealStatus at each milestoneAppraisal, underwriting conditions, clear to close. You and your buyer hear it from me, not a call center.
Harder filesMore than one lenderSelf-employed buyers, condos, jumbo and investors. If one lender won't fit, I can take the file to another.

For real estate investors

Rental loans that qualify on the rent

A DSCR loan looks at the property's rental income against its payment, not your tax returns, so your portfolio can grow without your personal income becoming the bottleneck.

QualifyingThe property carries the loanNo W-2s or tax returns. Lenders compare the rent (actual or appraiser-estimated) to the full payment.
StructureLLC vestingMany DSCR lenders let you close in an LLC, which is how most investors want to hold rentals.
Property typesLong-term and short-term rentalsSingle-family, 2-4 units, condos and short-term rentals, depending on the lender's program.

Business-purpose loans are subject to state rules and lender guidelines. Call Nick or email Nick with the property and the rent, and I'll tell you what the lenders will do with it.

For builders and people building

Construction loans, start to finish

Construction-to-permanent financing pays for the build in stages, then becomes the long-term mortgage when the home is done. I work with builders' buyers and with people building on their own lot.

One or two closingsOne-time or two-time closeOne loan that converts at completion, or a construction loan followed by a separate mortgage. Which fits depends on the lender and the project.
During the buildDraws as work is doneThe lender pays the builder in stages, usually after an inspection, and interest is charged on what's been drawn.
Builder reviewGetting the builder approvedLenders review the builder's license, insurance and track record, plus the plans, budget and contract.

Questions

Common questions

What does a mortgage broker do that a bank can't?
A bank offers its own loan programs. Through C2 Financial Corporation, a licensed mortgage broker, I can compare programs from more than 100 wholesale lenders and move your file to another lender if the first one doesn't fit.
What states are you licensed in?
Florida, Ohio, Tennessee and Texas. Business-purpose loans, such as DSCR loans for investment property, may be available in other states, subject to state rules and lender guidelines. See all licenses.
Do you charge me a fee?
There's no charge to talk through your scenario or get a quote. On a loan, C2 Financial Corporation is paid either by the lender or by you as an origination charge, and the amount is shown on your Loan Estimate before you commit.
What's today's rate?
Rates change daily and depend on your credit, loan amount, property and loan type, so I don't post them. Tell me your scenario and I'll quote real options from multiple lenders, with the APR.
Are you a lender?
No. I'm a Mortgage Loan Originator with C2 Financial Corporation. Your loan is funded by one of the wholesale lenders C2 works with.
